New Mold Resistant Products Can Help with Environmental Health
Mold spores are a major problem, both indoors and out. However, when they arrive in homes and offices and settle in a wet area, they can grow quickly. This is not only aesthetically displeasing but a health hazard as well. Minor allergies, such as itching or burning eyes can result, but so can more serious problems. Those with breathing problems, such as asthmatics, can have severe reactions. Infants and children, whose respiratory systems are not fully developed, are also at risk. In addition, some types of mold are especially toxic. However, new mold resistant products can help eliminate the challenges that homeowners face.
By law, products can only advertise themselves as mold resistant if they contain an EPA registered fungicide appropriate for that product. Most insulations that achieve the designation use a boron based fungicide. Since moisture is the single most critical factor in preventing the growth of mold, they are also normally made of quick drying material.
Leaks from either roofs or air conditioning systems are a frequent cause of mold on traditional ceiling tiles. New types are being made out of PVC, which is naturally mold resistant. They are also impervious to water stains, swelling, and warping. They are easy to clean with just soap and water.
When mold attacks drywall, normal methods of mold remediation may not work. This usually results in costly and inconvenient replacement of the affected areas. Now, several manufacturers have begun marketing mold resistant drywall. These products absorb less moisture than the regular type, thereby depriving mold of what it needs to grow. Some manufacturers achieve this by treating the papers flanking the gypsum with a fungicide, while others have eliminated the paper altogether, replacing it with either a fiberglass facing or using a cellulose and gypsum combination.
Some builders have started to coat lumber with fungicide during construction to prevent mold from forming. There are also coatings that can be applied after construction to make trim mold resistant.
Mold and mildew resistant paints are good choices for high moisture areas such as bathrooms or basements. Most of them offer protection for up to five years and do not require the use of a primer. Several manufacturers offer these paints in flat as well as high gloss finishes.
A few contractors have started producing homes that are touted as resistant to mold. They begin by treating all framing materials with a fungicide. They then use insulation, drywall, and paint that have antifungal properties. An attempt is also made to eliminate materials such as particle board that are favorite foods for mold.
Many cleaning professionals feel that a shower curtain can be made resistant to mold and mildew by spraying it periodically with a chlorine bleach solution. To prevent mold, the curtain should always be allowed to dry quickly by positioning it so that the water can drain easily.
It should be noted that mold resistant is not the same thing as mold proof. Mold can grow on virtually any surface if the moisture conditions are right. Products that are labeled "resistant" only mean that the growth of mold is severely restricted as compared to regular products. If moisture is properly controlled, most homeowners will find that the products do indeed prevent mold and mildew. However, if water is allowed to collect on any surface, resistant or not, the chances are excellent that mold will grow on it eventually.
